Koko FitClub Receives Approval with Conditions for Blake Block Location

The Planning Board met briefly on the night of December 20 to determine under what conditions Koko FitClub—a health club franchise—could occupy 64-68 The Great Road,located at the corner of Fletcher Roadon the street-level of the new Blake Block building.

This meeting followed one on December 12 when the Board approved proprietors Demy and Delores Martin’s request to locate Koko Fit on the first floor rather than the second floor, per the specifications of the original building permitting. Site visits to another Koko Fit location in Acton in the interim helped Planning Board members understand the level of noise that would be generated by Koko Fit’s type of resistance machines, which is a major concern.

In a 4-0 decision, the Board decided that the following four conditions will apply to Koko Fit’s occupancy:

  • Operating hours will be restricted to 5:00 am to 11:00 pm,Monday through Saturday, and7:00 am to 11:00 pm on Sunday, rather than the 24-hour operation that was originally requested.
  • The occupant will ensure permanent maintenance of minimum sound transmission.
  • The occupant will install a suspended ceiling with acoustic tile material, following specifications approved by Bedford’s Code Enforcement Department.
  • The fitness club will not operate any classes or use free weights.
