Planning Board Previews Potential Developments

Planning BoardOn April7 the Planning Board reviewed two potential new developments:

162/150a/158 South Road –  Developer Robert Scarano presented plans for a PRD (Planned Residential Development) consisting of nine condominiums at 162/150a/158 South Road. The lot, opposite Hartwell Road, currently contains an older unoccupied house and unused chicken coops. He described the PDR plan as a cluster of cottages facing onto a common green, planned to complement the mixed use of the area around Depot Park. The homes will be marketed to active older adults who may wish to downsize. The units are approximately 1800 square feet and each features a garage, a porch, and deck. They are designed for one floor living with two bedrooms and a bath on the first floor. A bedroom, bath, and loft would be on the second floor. The anticipated price range is projected at $850,000 to $875,000 per unit.

30 Chelmsford Road – A second project is at 30 Chelmsford Road and consists of a cul-de-sac with four houses on a five-acre lot. Bob Griffin, engineer for the project, explained that the plans include a drainage system that would carry ground water away and drain into Mill Pond and eventually reach the Concord River. There is a wooded strip that screens the houses from Chelmsford Road. Planning Board member Lisa Mustapich suggested that strip be left wooded rather than as a manicured lawn.. Another suggestion from the board was to minimize the paved area as the lot borders conservation land. There is an existing older house from approximately 1911 and also a stone wall that will be preserved or moved.

The Planning Board took no action on either project because the designs are not complete. The developers made preliminary presentations to gather input from the Board.
