Page Place Trust Seeks to Add Garages and Create Buildable Lot

At a Planning Board meeting on September 11, lawyers for the Page Place Condominium Trust cited increased safety as a primary reason for seeking to build 31 garages for residents.  The garages would be in several small groups of 3-5 located to the rear and side of the existing buildings. Some would be located on space currently paved for parking. The style of the garages is described as consistent with the architectural style of the current buildings and similar to garages at Shawsheen Ridge Condominiums.

A second request is to allow the creation of a single house lot by removing a portion of the property from the open space restriction which would allow it to be developed. The new lot, zoned Residence A, would consist of 71,882 square feet with a 132-foot frontage on Old Billerica Road. Its sale would underwrite the cost of the garages.

Two years ago on March 28, 2016, the Annual Town Meeting defeated a previous zoning by-law change that would have allowed additional housing units and garages. The Selectmen and Planning Board had recommended approval; the Housing Partnership had disapproved. One member of the audience asked why the subject was being brought up again after being rejected at town meeting.  A spokesman for the Page Place trust said they were in part trying to be accommodating to a resident who has become increasingly disabled, yet wants to remain in her home.

The public hearing will be continued to the October 2 Planning Board meeting.
